Our client purchased a 1973 custom-built home on a high bank waterfront lot. What started as a cosmetic remodel evolved into a whole house remodel with no square footage added, complete with seismic retrofit and moving the staircase to open up the kitchen to the water and mountain views.

The primary objectives of the project were:

  • Create two master suites, one upstairs and one downstairs to facilitate aging in place each with zero threshold showers for accessible bathing, bidet toilets, heated floors and lighted mirrors.
  • Use high durability/low maintenance materials, high performance mechanicals and building envelop, energy efficient lighting and appliances and water conserving fixtures and appliances to minimize time and resources allocated to operation and upkeep.
  • Create a ‘healthy kitchen’ whereby the appliances preserve fresh food nutrients, and the materials inhibit bacterial growth.
  • Provide thoughtful storage in every room in the house including customized clothes closets in both master suites.
  • Convert the hot tub room into a comprehensive exercise room.
  • Improved lighting and lighting controls for both functional and aesthetic purposes.
  • A multi-purpose laundry room
  • A catio – see second floor balcony on the front of the home.
  • An exterior that was not just code compliant but beautiful and easy to maintain.
  • Use high durability/low maintenance materials, high performance mechanicals and building envelope, energy efficient lighting
